By Blanton Hamilton | Tribek Properties, Southstar Investment Management

SOUTHSTAR

Stable income. Real assets. Enduring value.

The Thesis

Defensive by design. SouthStar concentrates on necessity-based, grocery-anchored retail — the centers households visit every week regardless of the market cycle.

Non-discretionary demand, resilient anchors, and disciplined basis combine into a category of real estate we believe compounds quietly over long horizons.

Four Pillars

A framework built for durability.

Large institutional investors have recently committed new capital to grocery-anchored, necessity-based retail — interest that aligns with our focus, though it does not establish the value of any individual property. Read our perspective

Necessity-Based Tenancy

Grocers, pharmacies, and everyday services that anchor weekly household demand.

Underwriting Discipline

Disciplined basis, tenant credit, and market fundamentals before we transact.

Regional Focus

Deep familiarity with Carolinas and Southeast submarkets we know street by street.

Stable Income

Long-term leases and resilient cash flow structured for institutional partners.

Our Approach

A sharper way to own everyday retail.

01

Conviction, not coverage

Only markets we know at ground level and assets we can operate ourselves.

02

Data-led underwriting

Trade-area, grocer productivity, and tenant health drive every decision.

03

Operator-owned

Leasing, management, and value creation stay fully in-house.

04

Aligned by design

We co-invest — our returns are earned the same way our partners' are.

Target Portfolio Profile

What we acquire.

The type of asset SouthStar is built to own — the profile that defines every acquisition we pursue.

Leading regional and national grocers with durable trade-area share

The Carolinas and surrounding Southeast markets

Typically 50,000–150,000 sq ft of gross leasable area

Disciplined basis, resilient cash flow, defensible fundamentals

Rooted in the Region

A Southeast operator —
not a faceless national fund.

We operate where we live. From Charlotte to Charleston, our team walks the centers, knows the anchors, and understands the trade areas the way only a regional owner can.

That proximity shapes every decision — sourcing, underwriting, leasing, and long-term stewardship of the assets we hold on behalf of our partners.
